Be a Finder
Know someone buying land? Connect them with a seller on LandHustle and earn a flat-rate bounty when their offer is accepted.
Browse non-residential land listings on LandHustle.com. Every listing shows the flat-rate bounty the seller is offering.
If you know someone interested in a property, connect them with the seller. You only need to name the buyer or direct them to the website.
When the finder's buyer submits an accepted offer, the bounty is distributed to you by the real estate attorney and/or title company at closing.
Finder's Fee Agreement
This agreement confirms the flat-rate bounty between the seller and finder. Both parties must sign. A copy will be emailed to LandHustle.
e.g., a flat $500 bounty for a successful lead introduction
How the Bounty is Paid
The bounty will be distributed to the finder by the real estate attorney and/or title company at closing, upon the finder's buyer submitting and having an accepted offer on this property.
Legal Disclaimer for Finders
LandHustle.com is an online marketing, advertising, and technology venue designed exclusively to connect independent buyers and sellers of non-residential vacant land. LandHustle.com does not act as a real estate broker, agent, or legal representative. All transactions initiated on or through this Platform are strictly For Sale By Owner (FSBO) — NON-RESPA, Non-residential FSBO.
Users understand that individual state laws strictly govern the payout of commissions, referral fees, or finder's fees. Licensed Professionals may claim percentage-based fees written into the purchase contract. Unlicensed Users ("Hustlers") act strictly as independent marketing affiliates — any compensation must comply with local state laws, which may limit payments to flat-rate advertising fees or prohibit them entirely if contingent upon closing.
If You ARE a Licensed Real Estate Agent: You can legally claim the fee offered by the seller or a % commission agreed upon, officially written into the purchase contract and paid to your broker at closing.
If You ARE NOT a Licensed Agent (Everyday Hustlers): State laws prohibit unlicensed people from taking a percentage cut of a property sale. Your payout may be structured as a Flat-Rate Marketing & Affiliate Bounty (e.g., a flat $500 bounty for a successful lead introduction). The seller will set this flat rate in advance and disperse the amount accordingly to attorney's guidance.
LandHustle never touches your reward money. When your buyer goes to contract, the seller submits your name and payout agreement directly to their independent Title Company or Closing Attorney. Your payment is processed as an official line item at the final closing table — a check or direct deposit is sent straight to you, or the payout may occur before closing depending on state law.
The property Seller is solely responsible for ensuring any finder's fee complies with federal, state, and local laws. LandHustle.com does not track, process, collect, hold, or distribute any finder's fees. All authorized payouts must be handled independently, ideally as an explicit line item at closing by a licensed title insurance company or real estate closing attorney.
By using this Platform, all Buyers, Sellers, and Referring Parties agree to release, defend, indemnify, and hold harmless LandHustle.com from any and all claims, regulatory actions, fines, penalties, or legal disputes arising out of the advertising, negotiation, payment, or non-payment of a finder's fee.
Non-residential listings with a finder's award are strictly the seller's choice and do not violate RESPA as this site only markets non-residential property. State laws may vary. Sellers are not required to offer any finder's fee. A finder may only introduce a buyer to the seller or direct them to the LandHustle website. If the finder negotiates the sale or handles transaction details, they risk violating state real estate licensing laws.
